N S’burbs luxury security estate beckons

Homes in some of the more established security estates in the Northern Suburbs are in such high demand that buyers are willing to pay upwards of R20 million for their ideal home. Annien Borg, Pam Golding Properties Managing Director for the Boland and Overberg, says the listing of a spectacular triple-storey home in Welgedacht near Welgemoed for R27 million reaffirms this demand for upmarket homes in a secure environment.

“Welgedacht is one of the most prestigious security estates in the area, and homes here often sold before they are even listed.”

Paige Ward, Pam Golding Properties specialist agent for Welgedacht, says the expansive 1 600 m² home, on a consolidated double plot, is impeccably designed to offer easy family living and ample room for entertaining. All six of the bedrooms have en-suite bathrooms. Additional features on this unique property include a separate two-bedroom cottage, eight garages and staff accommodation.

The estate has controlled access and security features throughout as well as its own water resources. “We have seen excellent sales in the estate in the past few years and, in fact, Pam Golding Properties has had record sales of R11 million and R10 million.

As vacant plots are no longer available on the estate, people seeing the value of living in Welgedacht – and wanting a new residence – have resorted to buying existing homes and completely demolishing them so that they can build from scratch,” says Ward.

Established more than two decades ago, Welgedacht enjoys a strong sense of community.

More than 53% of current owners have been in their homes for 11 years or more, according to Lightstone. Ward says the estate has a range of properties on various-sized plots, and often these are bought with a view to extensive renovations in keeping with contemporary design trends.

The desire to put down roots is understandable, given that there’s so much to enjoy on the estate.

The area also has natural wetlands and a diverse birdlife, and the Majik Forest, with its mountain biking routes, and Kanonberg is also nearby.

Gene van der Berg, Pam Golding Properties specialist agent for Welgedacht, says many of the estate’s buyers come from around the country as well as from surrounding suburbs, because they are looking for homes close to the excellent schools in the area.

“We are finding that many of our buyers, especially those from Gauteng and abroad, are looking for security and the opportunity to live in the Winelands,” he says. Borg adds that because of the strong demand for homes in estates, these properties tend to be a better investment option, especially during tumultuous economic times. Lightstone estimates that South Africa has nearly 7 000 estates, with 355 000 active residential properties valued at R800 billion.
